We implement many resources to secure qualified tenants for our owners quickly and efficiently. Many of our Commercial clients repeatedly purchase more properties because of our continued success in keeping their buildings occupied and profitable. Residential properties, both multi-family and individual, they stay rented with very low vacancy rates. On top of our success with our investor-clients we have been known to be able to help our tenants become property and business owners through lease option programs. We manage Section 8 properties for investors and understand the intricacies related to working with HUD and other governmental programs. Our tenants and owners are both provided with monthly and annual updates related to their property and rentals.

To Our Tenants


We have a tenant rental portal that we ask our tenants to all utilize for maintenance requests, rental payments and correspondence with McCullough & Associates. We encourage all our tenants to use the portal but if you are unable to do that you can also email our office regarding a maintenance request or mail your rent check to our home office. After reviewing our procedures please click below at the bottom of the page to login. If you need any assistance with setting up your login and password, please contact the office or Kerri at (757) 650-7346. ONLY EMERGENCY MAINTENANCE requests will be taken over the phone. After hours use our voicemail system on our main line (727) 237-4940  or (757) 650-7346 and leave a message. One of our team members will get back to you. If you do not receive a call within 24-hours, please dial again and repeat the same procedure to ensure that we received the information. Situations that are true EMERGENCIES will be responded to immediately. EMERGENCY is defined as: Anything relating to the property under the lease that is threatening to life, health, or integrity of the property. Application Process

All applications are processed without regard to race, color, religion, sex, handicap, familiar status or national origin of the applicant(s) $65.00 non-refundable app fee. Prior to submitting your application please review the information listed below:

  • Properties are leased to the most qualified applicant(s)
  • Properties are not considered “off the market” until a reservation fee has been paid. All fees must be made payable in certified funds (cashier’s check or money order). Reservation fee will be applied to the first month’s rent upon lease signing otherwise will be returned upon cancellation of application.

Approval of rental application is based on the following criteria:

  • Credit: How much have you handled your past obligations? Debt to income ratio, derogatory credit marks, bankruptcies are accepted and are reviewed based on present situation, and social security verification.
  • Civil & Criminal Search: Evictions. Sexual offender check. National Terrorist Action List.
  • Rental History: Late rent? Owe past rent to previous landlords? Previous rental references (family, friends/roommates are not acceptable rental references). Employment: Job (current and past job history). Other sources of income. Length at job.
  • Pets: Non-refundable fee of $300.00. Please call to discuss pet requirements.
